Comprehensive Guide to Visual Inspection Above and Below Water

A professional seawall inspection catches what most property owners miss. But between annual visits, a basic visual walkthrough by the property owner can mean the difference between catching a $4,000 repair and inheriting a $90,000 replacement. This guide walks you through exactly what to look for — above the waterline and below it — and what each warning sign actually means.
Understanding why annual inspections matter is the starting point. Knowing what to look for yourself between those visits is what keeps you ahead of problems.
Before You Start: What You Need
No special equipment required for an above-water inspection. Walk the full length of your seawall with:
A flashlight for shadowed areas and weep holes
Your phone camera to document anything unusual
A notepad or voice memo app
Do this at low tide when as much of the wall face as possible is exposed. Morning light hitting the wall at an angle makes surface cracks significantly easier to see than flat midday light.
Above-Water Inspection: What to Look For
Walk the entire length of the seawall slowly. Inspect from both the land side and, where safely accessible, from a boat or dock on the water side. These are the specific things to look for:
1. The Seawall Cap
The cap is the horizontal concrete beam running along the top of the wall. It is the most exposed section and often the first place damage appears.
Cracks — Hairline cracks are common and not immediately alarming. Wide cracks (anything you can fit a finger into), diagonal cracks, and cracks that run the full width of the cap are serious. Diagonal cracks in particular indicate structural movement, not just surface weathering.
Spalling — Chunks of concrete breaking away from the surface, often revealing the gray aggregate underneath. Spalling exposes the rebar inside and accelerates corrosion dramatically.
Rust staining — Brown or orange streaking running down from the cap surface means the steel rebar inside is already corroding. The stain is iron oxide leaching through the concrete. By the time you see staining on the surface, the corrosion inside is already advanced.
Settlement or unevenness — Walk the cap and look for sections that have dropped, tilted, or separated from adjacent sections. Even small elevation changes across the cap indicate movement in the wall below.
2. The Wall Face (Water Side)
Panel cracks — Vertical and horizontal cracks in the wall panels are normal to a degree. Look specifically for cracks that run the full height of a panel, cracks wider than 1/4 inch, and any crack where you can see daylight or water movement through the wall.
Bowing or leaning — Stand at one end of the seawall and sight down its length like a pool cue. Any section that bulges toward the water or leans forward is under structural stress. Even slight bowing is a red flag that warrants professional assessment immediately.
Panel separation — Gaps between individual wall panels indicate the joint system has failed. This allows soil to migrate through the wall and accelerates the void formation behind it.
Efflorescence — White chalky deposits on the wall face are caused by water carrying dissolved salts through the concrete. It indicates water is moving through the wall, which means the drainage system is not functioning correctly.
3. The Land Side (Behind the Wall)
This side is often overlooked but contains some of the most important warning signs.
Soil sinkholes or depressions — Any soft spot, depression, or sinkhole within 10 feet of the seawall indicates soil is migrating through or under the wall. This is one of the most urgent warning signs on this list. The void behind the wall can be significantly larger than the surface depression suggests.
Cracks in adjacent hardscape — Cracks in a seawall cap, dock, patio, or driveway running parallel to the seawall often indicate the wall is moving. The hardscape is reflecting the movement of the structure below it.
Vegetation intrusion — Roots from trees or large shrubs growing near the seawall can penetrate panel joints and accelerate separation. Look for root activity near the base of the wall on the land side.
4. Weep Holes
Weep holes are small openings in the wall designed to allow groundwater to drain through rather than build up hydrostatic pressure behind the wall. They are critical to seawall health and frequently neglected.
What to look for: Weep holes should be open and draining freely. Blocked weep holes trap water behind the wall, increasing pressure and accelerating damage. Check each one with a flashlight. If you see soil, debris, or organic material blocking the opening, that needs to be cleared professionally.
What's normal: Some water seeping through weep holes during or after rain is normal and expected. Constant heavy flow, or flow that carries soil particles, is not.
5. Tie-Back Rods and Anchor Hardware
On some seawall designs, tie-back rods or anchor hardware is visible above grade on the land side. These connect the wall to deadman anchors buried in the soil behind it and are a primary structural element.
Rust or corrosion on exposed rod sections indicates the steel is deteriorating. Heavy corrosion on a tie-back rod is a serious structural concern — rod failure removes a primary tension element from the wall system.
Below-Waterline Warning Signs: What You Can See Without Diving
A full underwater inspection requires certified divers with camera equipment. However, there are below-waterline indicators visible from the surface that every property owner should know.
Turbidity near the wall base — Cloudy or discolored water consistently appearing near the base of your seawall, especially without recent rain or boat traffic, can indicate soil movement through the wall below the waterline.
Marine growth patterns — Heavy, uneven marine growth on the wall face can sometimes indicate voids or structural irregularities beneath. This requires a diver to confirm but is worth noting.
Visible toe erosion — If the water is clear enough, look at the base of the wall where it meets the bottom. Significant scouring or erosion at the toe of the wall — where the base panel meets the substrate — is a primary cause of seawall failure in South Florida.
What you cannot see from the surface: Submerged panel cracking, anchor deterioration, void formation behind the lower panels, and toe scour extent all require professional underwater inspection. These are the failure points that cause sudden, catastrophic seawall collapse — and they are invisible from above.
